The golf course
Nathaniel Lichfield and Partners Manchester Office has secured the approval of the planning application submitted on behalf of Quinn Hotels, for the comprehensive redevelopment of The Belfry, for a 5* world class luxury spa resort hotel, international golf venue and PGA Headquarters and Academy. The application was approved unanimously by the Planning Committee and Full Council in March 2008, was not called-in following the referral to the Secretary of State (SoS) as a departure from the Development Plan and under the Green Belt Direction. The planning decision notice is expected to be issued shortly, following the completion of a Section 106 Agreement.
The proposals received exceptionally strong support at both a local and regional level. In our experience, it is unique for a project of this significance to not attract a single objection from local residents or other consultees.
The planning merits of the proposed development which were accepted by the Borough Council and the SoS, included:-
  • The substantial increase in the openness of the Green Belt that would result from the development;
  • The reduction in the footprint of built development, and the substantial reduction in car parking areas, both of which contributed to this beneficial effect;
  • The extremely high levels of sustainability built into scheme design, including the provision to meet 10% of the development’s energy demands through on site renewable energy;
  • The carbon footprint of the development, which would be less than the existing property;
  • The economic benefits arising from increased visitor expenditure and from increased support for employment.
Jeff Brown, Head of Planning at North Warwickshire Borough Council emphasised the quality of the submission itself, which enabled Council Officers to support the application.
